FABRICADE Bohemia, NY (2014) Ashlind Properties was able to negotiate a sublease of 34,143 sq. ft. located at 180 Keyland Court, Bohemia, NY from Southpointe Wholesale Inc.

TRIPLE CROWN MAFFUCCI STORAGE CORP Hauppauge, NY (2014) worked with Richard J. Cohen of Ashlind Properties to consummate a lease transaction for 37,420 sq. ft. from FragranceX.com at 5 Plant Avenue, Hauppauge, NY

ABOVE ALL STORE FRONTS Hauppauge, NY (2014) Richard Cohen represented the seller of 50 Gilpin Avenue, Hauppauge, NY a 45,830 Sq. ft. facility, that was vacant for four and a half years. He was hired by the seller after being the buyer’s broker, selling their 110,000 sq. ft facility located at 325 Kennedy Blvd., Hauppauge, NY to LNK. Both deals were IDA transactions, Suffolk and Town of Islip

CARSON OPTICAL Hauppauge, NY (2014) Richard Cohen, president of Ashlind Realty has arranged two deals on behalf of Carson Optical Inc. in Hauppauge and Ronkomkoma, allowing the optical equipment manufacturer to more than double its space. Carson, a manufacturer of microscopes, telescopes, magnifiers and other optical equipment.

Cohen arranged the sale of Carson Optical’s former 25,000-square-foot space at 35 Gilpin Ave., Hauppauge, NY to Jobin Organization

RUBY HAS Bayshore, NY (2014) Represented by Richard Cohen of Ashlind Properties has arranged a ten year lease at 5 Inez Drive, Bayshore NY for 75,000 sq. ft. This lease term allowed the Town of Islip IDA to assist the tenant in obtaining a tax abatement. Ruby Has is a Fulfillment Service company.

TEKWELD Hauppauge, NY (2014) Ashlind Properties represented both parties, Englewood Tire and Tekweld Inc. in the sales transaction from Englewood Tire to Tekweld Inc. The sale was for the 62,000 sq. ft. facility located at 45 Rabro Drive, Hauppauge, NY. This was a Town of Islip IDA transaction.

S.W. ANDERSON SALES Deer Park, NY (2014) Ashlind Properties represented both buyer and seller. S.W. Anderson purchased 14 Jefryn Blvd, Deer Park, NY from Calvert Family Holdings, LLC a 81,250 sq. ft. facility. This was a Town of Babylon IDA transaction

ISLAND SWIMMING SALES INC. Yaphank, NY (2014) representing the tenant Richard J. Cohen of Ashlind Properties completed a lease transaction of 56,000 sq. ft. located at 445 Sills Road, Yaphank NY.

Quality King Distributors, Inc. and Nautures Bounty Ronkonkoma, NY (2014) –Richard J. Cohen represented Quality King in securing a long term renewal lease for 2145 and 2060 Ninth Avenue, Ronkonkoma, NY. The two buildings comprise over 165,000 sq. ft. Natures Bounty was represented by Jim Dunn.

New York Tent – Bohemia, NY (2014) Representing both landlord and tenant Richard Cohen signed a long term lease with New York Tent for 57,590 sq. ft. located at 1401 Lakeland Blvd., Bohemia, NY. The New York State JDA was also instrumental in making this deal possible. The new tenant specializes in producing sensational tented affairs from sporting events to corporate galas.

Bradley Marketing Group – Bohemia, NY (2014) –a division of Safeguard that specializes in business management solutions from promotional products, concept designs, warehouse and distribution and with the help of Richard Cohen of Ashlind Properties consummated a lease of 15,100 sq. ft located at 170 Wilbur Place, Bohemia, NY (a Rechler Equity owned building)

Calvert Family Holdings, LLC, Farmingdale, NY (2014) Richard Cohen represented the buyer, a Texas based outfit who he had originally moved onto the island five years ago. Last year he represented them in a purchase of 81,250 sq. ft. located at 14 Jefryn Blvd, Deer Park, NY. This year he represented them in the purchase of 215 Daniel Street, Farmingdale, NY a 129,000 sq. ft. facility. It will be used as a vehicle return and refurbish center for the company. The town of Babylon IDA was instrumental in making this deal happen.

Disc Graphics – Hauppauge, NY (2014) Richard Cohen representing both tenant and sub-tenant in this warehouse sub-lease transaction for 15,000 sq. ft. located at 903 Motor Parkway, Hauppauge, NY.

First Star Auto Repair, Inc. Richard Cohen represented ELM Freight Handlers in sub-leasing 17,850 sq. ft. to First Star Auto Repair, Inc. for its contract truck repair facility located at 50 Emjay Blvd., Brentwood, NY. He obtained three variances to bring this deal to fruition.

Richard Schwartz of North American Enclosures – Central Islip, NY (2014) Ashlind Properties has completed a sales transaction for Richard Schwartz of North American Enclosures of his 55,100 sq. ft. facility located at 85 Jetson Lane, Central Islip, NY to Universal Photonics Inc. Universal is a manufacture of materials for specialty optical lenses. Suffolk County IDA was involved in granting a ten year tax abatement to the purchaser.

M & M Awning and Sign Islandia, NY (2014) Richard J. Cohen of Ashlind Properties represented the buyer and seller of 180 Oval Drive, Islandia, NY in the sale of this 20,000 sq. ft. facility. Earlier this year Richard had relocated the owner of Parties To Go Event Services to 45,000 sq. ft. at the Grumman facility in Bethpage. The M & M Awning transaction was made possible by the Town of Islip IDA.

ELM Freight Handlers – Brentwood, NY (2014) worked with Ashlind Properties to negotiate a long term lease renewal transaction for 550,000 sq. ft. located at 50 Emjay Blvd, Brentwood, NY. The facility is on 30.5 acres and is one of the largest free standing single occupancy buildings. This 15 year lease deal marks the largest industrial lease signed on Long Island in the last 12 years. This transaction was completed with the help of the Suffolk County IDA.

MITEQ – Hauppauge, NY (2014) Ashlind Properties was hired by Miteq to dispose of an excess 20,000 sq. ft. facility located within their four building 300,000 sq. ft. complex. The building located at 380 Oser Avenue, Hauppauge, NY was sold to Flexible Business Systems, Inc., they are a full service IT Company. Flexible Business Systems also received a ten year tax abatement from the Suffolk County IDA.

Bird Bus Sales – Plainview, NY (2014) A unique opportunity presented itself when 155 Terminal Drive, Plainview, NY became available. It is a large 2 acre site with only a 13,000 sq. ft. building built upon it. It is located one block from the Long Island Expressway. This facility was perfect as a garage and a retail outlet for the sale of buses. Nassau County IDA granted Bird Bus a ten year tax abatement which helped the purchaser in deferring many of the expenses they faced due to the extensive renovation.

D’Agostino Holdings – Garden City, NY (2014) As exclusive broker Ashlind Properties sold 425 Oak Street, Garden City, NY, a 6,925 sq. ft. building with retail potential to investor, D’Agostino Holdings, an entity consummating a 1031 Exchange. The building was demised to accept three tenants.

Carson Optical – HAUPPAUGE, NY (May 2014 ) Ashlind Properties secured the buyer Carson Optical for the 50,600 sq. ft. facility located 2070 Fifth Avenue, Ronkonkoma, NY. Richard Cohen represented both the buyer and seller. The facility is on +/- 4 acres and the open floor plan provided the buyer with many configuration flexibilities for their growing office operations.

Carson Optical a retailer of Electronic Binocular and related optical categories such as Magnifiers and Microscopes. Carson has a team of engineers whose mission is to improve customer experience. Their product line has grown to encompass a broader ranger of products and accessories to meet the need of their clients. Carson has built a patent portfolio encompassing more than 70 patents ranging from magnifiers to complex optical testing procedures

Command Business Products – HAUPPAUGE, NY (June 2014 ) Richard Cohen of Ashlind Properties secured the Command Business Products for the 22,000 sq. ft. facility located 310 Oser Avenue, Hauppauge, NY. The facility has been recently renovated and is half office space was a perfect match for their business.

Command Business Products is state of the art manufacturing communication leader. They offer a broad range of printing, mailing, email marketing, design and communication services

Echo Lake Industries – FARMINGDALE, NY (April 2014 ) ECHO LAKE INDUSTRIES –
Represented by Ashlind Properties Echo Lake Industries a wholesaler of Men’s Apparel consummated a lease transaction for 11,800 sq. ft. of warehousing and assembly space located at 1980 New Highway, Farmingdale, NY 11779

Source One – HAUPPAUGE, NY (2014) Richard Cohen represented a long time client -Source One in its ever growing thirst for warehouse space, Ashlind Properties negotiated a lease renewal for 38,690 sq. ft. located at 20 Commerce Drive, Hauppauge, NY.

2ND DEAL – Source One needed to expand their warehouse space once again. Ashlind Properties negotiated an expansion of 16,637 sq. ft. located at 24 Commerce Drive, Hauppauge, NY.

Bay Shore Moving & Storage – HAUPPAUGE, NY (May 2014 ) representing Bay Shore Moving & Storage to help this rapidly growing company, Ashlind Properties negotiated a lease for 8,230 sq. ft. of storage space located at 390 Oser Avenue, Hauppauge, NY.

Diamond Truck Leasing Corp. – HAUPPAUGE, NY (April 2014 ) Richard Cohen representing both sub-landlord and sub-tenant; Diamond Truck Leasing Corp. –worked with Ashlind Properties to consummate a sublease transaction for 43,880 sq. ft. located at 50 Emjay Blvd., Brentwood NY.
