RONKONROMA – TechSmart, a 5-year-old computer equipment refurbisher, has signed a contract to lease 106,000 square feet of space at 2004 North Orville Drive that had until recently been occupied by Twinlab Corp.

The privately held firm has been operating out of 35,000 square feet at 100 Heartland Blvd. in Edgewood.

TechSmart officials declined to say whether they planned to add staff in conjunction with the move to the Reckson-owned building.

Meanwhile, Twinlab is buying out the remainder of its lease with Reckson, according to Twinlab spokesman Bill Rizzardi. The lease was to expire in July 2003.

Twinlab announced in August that it was relocating its Long Island manufacturing and distribution operations to Utah in a bid to address slumping sales. The company has laid off 300 employees on Long Island, most of whom worked at the North Orville Drive site, or at the company’s other Ronkonkoma facility at 2120 Smithtown Ave.

The North Orville Drive site was used for warehouse and distribution. The 73,000-square- Foot site is now for sale with an asking price of $5.25 million. United Realty’s Ray Finklestein is marketing the site.

Twinlab said it plans to maintain its corporate headquarters in the 27,000 square feet of office space it leases at 150 Motor Parkway.

In the TechSmart transaction, Richard Cohen of Ashlind Properties represented TechSmart. Reckson was represented by Joe Caridi, its director of industrial leasing.

The building TechSmart is leaving in Edgewood, which features 10 percent office space, is now on the market for lease, according to Heardand principal Adam Wolkoff.

As of press time, TechSmart had not applied for any type of economic incentive package from the Town of Islip’s Office of Economic Development.
