Island Recreational buys ELM Global warehouse

DEER PARK – In a move that will boost its warehouse operations, fast-growing Island Recreational has acquired 910 Grand Blvd. from ELM Global Logistics for $4.6 million.

The facility, also known as 15 West Jefryn Blvd., where it also has frontage, is an 81,250 square-foot industrial facility ELM had been using for its warehouse and distribution outsourcing operations.

Island Recreational is a retailer of above-ground pools, supplies, backyard accessories and seasonal items. The privately held company has eight retail locations on Long Island and employs 500. About 30 work in the company’s current warehouse and distribution site, a 50,000-square-foot space at 470 Commack Road it sublets from PC Richard & Son.

Island Recreational President Jonathan Benelli said the new building is 30,000 square feet larger than its current warehouse and fully mechanized, allowing the company to “run more merchandise in and out in an orderly manner.”

The company also received an economic incentive package from the Town of Babylon’s Industrial Development Agency. The package includes abatements on real property and sales tax, according to Tajuna Sharp, director of operations for Babylon’s IDA. She said an overall value of the package had not yet been determined.

The sale of the 910 Grand site was sparked by the demise of Allou Healthcare, which had been occupying about 150,000 square feet of a 550,000-square-foot warehouse at 50 Emjay Blvd., with the remainder occupied by ELM. When Allou tanked, ELM signed on to lease the Emjay site in its entirety and put the Grand Boulevard property on the market.

Richard Cohen, president of Hauppauge-based Ashlind Properties, brokered the sale of the 910 Grand Blvd. site and handled the earlier transaction involving ELM’s lease of the 50 Emjay facility.
